Frequently Asked Questions
Honest answers to the questions everyone asks but nobody wants to feel silly asking. No jargon, no pressure.
Getting Started
How much do I need for a down payment?
Conventional loans can go as low as 3% down. FHA loans are 3.5%. VA loans for eligible veterans are 0% down. USDA loans for rural areas are also 0% down. The right option depends on your situation, and I help you figure out which path makes the most sense.
How much are closing costs?
Closing costs typically run 2-5% of the purchase price. On a $500,000 home, that is roughly $10,000 to $25,000. Some of these can be negotiated with the seller or addressed through lender credits. I walk you through what to expect.
How long does the whole process take?
From start to close, most buyers close in 30-45 days after their offer is accepted. The home search itself varies, but most of my clients find their home within 4-8 weeks. The biggest variable is how prepared you are upfront.
Am I even able to do this?
That is the most common question I hear, and the answer is usually yes. I connect you with a lender who will honestly review your finances and show you what is possible. You might be surprised.
Renting vs. Buying
Is it better to rent or buy right now?
In most cases, buying builds wealth faster than renting. When you rent, you are paying someone else's mortgage. When you buy, every payment builds your equity. Let me run the numbers for your specific situation and show you the real comparison.
Should I wait for interest rates to drop?
Waiting for the perfect rate often means paying more in rent while you wait, and home prices tend to rise over time. You can always refinance when rates drop, but you cannot get back the equity you would have built. Let me show you the math.
What if I have student loans or debt?
Student loans and other debt do not automatically disqualify you. Lenders look at your debt-to-income ratio, not just the total amount. I have helped many buyers with student loans successfully purchase homes.
The Buying Process
What is the difference between pre-qualification and pre-approval?
Pre-qualification is an estimate of what you might be able to borrow. Pre-approval is a verified commitment from a lender based on your actual finances. Sellers take pre-approved buyers more seriously, so I always recommend getting pre-approved before you start looking.
What happens during a home inspection?
A licensed inspector examines the home's structure, roof, electrical, plumbing, HVAC, and more. If issues come up, I help you negotiate repairs or credits. The inspection protects you from buying a home with hidden problems.
What is an appraisal gap?
An appraisal gap happens when the appraised value comes in lower than your offer price. You would need to cover the difference in cash or negotiate with the seller. I help you plan for this possibility and structure your offer to minimize the risk.
How many homes should I expect to see before finding the right one?
It varies. Some buyers find their home on the first outing. Others tour 15-20 homes before it clicks. There is no wrong answer. My job is to make sure every home you see is worth your time.
Selling Your Home
How do I know what my home is worth?
I provide a free, detailed home valuation using comparable sales, current market data, and my knowledge of your specific neighborhood. Online estimates are a starting point, but an accurate valuation requires a local expert who knows the nuances.
Should I make repairs before listing?
Not every repair pays for itself. I help you focus on the improvements that actually move the needle for buyers in your price range. Sometimes a deep clean and fresh paint do more than a kitchen renovation.
How long will it take to sell?
In the current market, well-priced homes in good condition typically sell within 2-4 weeks. Overpriced homes can sit for months. That is why pricing strategy is so critical from day one.
VA & Military
Can I use my VA loan more than once?
Yes. Your VA loan benefit can be reused. If you sell your current home and pay off the VA loan, your full entitlement is restored. You can also have more than one VA loan at a time in certain situations.
Do VA loans really have no down payment?
Yes, VA-eligible buyers can purchase a home with zero down payment. This is one of the most significant benefits of the VA loan program and can save you tens of thousands of dollars upfront.
What is the VA funding fee?
The VA funding fee varies based on your down payment and whether it is your first use or subsequent use. It can be rolled into the loan. Some veterans with service-connected disabilities are exempt from the fee.
